NORTH VERNON, Ind. — A proposed workforce housing community is closer to reality after the North Vernon City Council voted 5–0 on Wednesday, October 14, to conditionally rezone a 10-acre parcel located at 3075 North State Highway 3.
The petition, brought by Solum Development on behalf of North Highway 3 Property LLC, requests changing the parcel's designation from Agriculture (Ag) to Residential Multifamily.
The planned development will feature a 46-unit residential complex offering one-, two-, and three-bedroom apartments with monthly rents structured between $477 and $1,323 based on area median income requirements.
To address community concerns regarding potential future land use, the council attached a binding contingency to the approval. Under the motion, the property will only be rezoned if Solum Development secures state Low-Income Housing Tax Credit (LIHTC) funding. If the developer fails to receive the award, the zoning will automatically revert to Agriculture.
Funding decisions will be announced in late November. You can obtain more information regarding local zoning applications from the Jennings County Area Plan Commission.
